How much do I need for a down payment?+
It depends on the program. Conventional loans can allow as little as 3 percent down on a primary home, FHA loans 3.5 percent with a credit score of 580 or higher, and VA loans require no down payment for eligible veterans (lenders may still ask for one). What's the difference between pre-qualified and pre-approved?+
Lenders use these terms differently. Generally, a pre-qualification is an estimate based on what you tell me, while a pre-approval means your credit and documents have been reviewed, which sellers and agents take more seriously. Can I get a mortgage if I'm self-employed?+
Yes. Conventional loans use your tax returns. If write-offs lower your taxable income, a bank statement loan can qualify you on your actual deposits instead.
What is a DSCR loan?+
A loan for rental properties that qualifies on the debt service coverage ratio: the property's rent compared with its monthly payment. Your personal income isn't the deciding factor.
Why work with a mortgage broker instead of a bank?+
A bank can only offer its own programs. As a broker, I compare options across many wholesale lenders, including specialty programs most banks don't carry, to find the best fit for your situation.

What should I know about reverse mortgages?+
The federally insured reverse mortgage (HECM) is for homeowners 62 and older living in the home as their primary residence. You make no monthly mortgage payment, but you must keep paying property taxes, homeowners insurance and upkeep, and the loan balance grows over time.
